All office concepts in the district are engineered to meet Paris-Proof energy targets over their lifetime, by combining: Ultra-efficient building systems and a shared energy hub that drastically reduce operational energy. A smart façade strategy that balances insulation, glazing percentages and overhangs to limit heat gains and losses. Large-scale on-site solar energy (PV) on roofs and, where appropriate, façades. And Battery storage to smooth peaks, reduce grid dependence and get more value from locally generated solar power. Therefore, the office buildings in ADD can achieve Paris-Proof operational energy consumption, even when accommodating more demanding uses such as labs or research functions. ADD is engineered to stay well below the operational energy thresholds set for 2050.

Circular, energy-efficient and ahead of regulation

BREEAM-Excellent means low impact, adaptable, flexible, and future-ready buildings. The office development in Amstel Discovery District is prepared to reach BREEAM-Excellent, one of the highest independent sustainability certifications for buildings. In the parametric study done by Traject, dozens of design variants were tested against key BREEAM criteria, including:

  • Energy performance (BENG2)
  • Circularity & disassembly (Losmaakbaarheidsindex
  • Materials & embodied carbon (MPG & Paris-Proof materials)

Amstel Discovery District can converge on the best mix of investment cost, energy performance and material footprint, ensuring that BREEAM-Excellent is realistically attainable at delivery.

Low-carbon, circular construction & materials

Timber and hybrid structures that store carbon and create future value

Circularity is built into the architecture. Across the district. To keep the material footprint in line with Paris-Proof embodied CO₂ and the tightened Dutch MPG requirement, Amstel Discovery District moves beyond traditional construction. Based on the analysis: Traditional concrete-heavy structures no longer meet the desired MPG and embodied CO₂ levels. Hybrid solutions (concrete cores with timber façades) improve performance with only a modest impact on CAPEX. CLT floor slabs with timber façades (HSB) offer the best material and circular performance, with significantly lower embodied emissions and a high disassembly index. This structural strategy means ADD offices are not only efficient in operation, but also light in materials, adaptable in time and future-proof against tightening regulations. This is the shift from “build and consume” to “build and regenerate” at the foundation of ADD.

The Smart Energy Hub

Producing more than we need, and sharing the surplus

The office buildings at Amstel Discovery District are part of a district energy hub designed around:

  • local generation (PV and high-efficiency generation units),
  • thermal storage and distribution, and
  • optional battery containers that cut peaks and make the most of renewable electricity.
     

The system is so efficient that the office functions produce a structural surplus of heat.

Instead of wasting that energy, the concept foresees:

  • supplying residual heat to nearby residential buildings within the district,
  • reducing their dependence on fossil fuels, and
  • generating a recurring revenue stream from heat sales over the long term.

Energy becomes both a shared resource and part of a circular economy model.
